How ZamX Verification Works

The Verification Process

Broker submits listing with documents

A registered broker uploads the property along with supporting documents — title deed, RERA certificate, encumbrance certificate. Only verified brokers can submit listings.

ZamX admin reviews everything

Our team checks every document for authenticity, confirms the price is market-reasonable for that locality, and verifies that photos match the actual property description.

Verified badge appears on the listing

Once approved, the listing gets the ZamX Verified badge with a verification date. Buyers see this immediately — no guesswork about whether the listing has been reviewed.

What Legal Metadata Means

On every ZamX listing, you'll see three legal status indicators. Here's what each one means in plain language.

Title Clear(Mutation / Khata done)

The ownership title has been legally transferred and recorded. Mutation (or Khata in Karnataka/AP) means the local municipal records reflect the current owner. Without this, a sale deed may exist but ownership is disputed in records.

Encumbrance Clear(No loans or liabilities)

The property has no outstanding loans, mortgages, or legal liabilities attached to it. An Encumbrance Certificate (EC) from the sub-registrar office confirms this. If a property has an active home loan, the bank holds a charge on it — buyers inherit this risk.

Registry Done(Sale deed registered)

The sale deed has been registered at the Sub-Registrar's office. Registration is mandatory under the Registration Act, 1908. An unregistered sale is not legally valid — even if payment was made. Always verify the registration number.

Why RERA Number Matters

RERA (Real Estate Regulatory Authority) is a central government Act (2016) that requires real estate developers and brokers to register with their state authority. A RERA registration number means the broker is accountable to a regulatory body — not just a self-described agent.

If a broker is RERA-registered, disputes can be formally escalated to the state RERA authority. Without RERA registration, your only recourse is civil court — which takes years.
